Pool & Spa Inspections
Radiant Pool & Spa Inspections
Florida living and pools go hand in hand — but a pool or spa that looks great on the surface can be hiding serious mechanical, electrical, or structural problems underneath. A standard home inspection does not cover pools or spas. They are considered a specialty add-on, and for good reason — a thorough pool and spa inspection is far more involved than most buyers expect. Radiant Property Inspection’s certified inspectors evaluate every component of your pool and spa system so you know exactly what you’re buying into before you close.
The Pool & Spa Inspection Process
Structural & Surface Assessment
We begin with a visual examination of the pool and spa shell, decking, coping, and surrounding hardscape. We look for cracks, spalling, deterioration, or shifting that could indicate structural concerns or water intrusion beneath the surface.
Circulation System
A pool’s circulation system is its lifeline. We inspect and test the pump, motor, and all related plumbing for proper operation, leaks, and signs of wear. Poor circulation leads to water quality problems and accelerated equipment failure.
Filtration System
We evaluate the filter — whether sand, cartridge, or diatomaceous earth — for condition and functionality. A properly functioning filtration system is essential for safe, clean water and long-term equipment health.
Heating System
We test the pool and spa heater for operation and assess its general condition, including gas connections, heat exchanger, and thermostat function. In Florida, heaters extend the swimming season and add significant value — you want to know they’re working correctly.
Electrical Systems & Safety
Pool and spa electrical systems carry unique risks and must meet strict safety codes. We inspect bonding and grounding, GFCI protection, lighting, control panels, and all electrical connections. Faulty pool electrical systems are a serious safety hazard — this is one of the most critical components of our inspection.
Pool & Spa Equipment
We test and evaluate all ancillary equipment, including timers, automation systems, saltwater chlorinators, and any water features such as fountains, waterfalls, or jets. We assess each component for proper operation and overall condition.
Safety Features
We inspect pool barriers, fencing, gates, latches, and alarms for compliance with Florida’s residential pool safety requirements. Florida law requires specific safety features for all residential pools, and non-compliance can create both liability and insurance issues for homeowners.
Water Chemistry Overview
Our inspectors will walk you through the basics of your pool’s water chemistry and how your specific system works — empowering you to maintain it properly from day one.
What To Expect from Our Detailed Reports
Following the inspection, you will receive a comprehensive report that includes:
Documentation of all observed deficiencies, with photographs.
•
Assessment of each major system — circulation, filtration, heating, and electrical — with condition ratings.
•
Identification of any safety code concerns related to barriers, fencing, or electrical systems.
•
Prioritized recommendations for repairs, replacements, or further evaluation by a licensed pool contractor.
•
Clear, jargon-free explanations so you understand exactly what you have and what it needs.
Why a Separate Pool Inspection Matters
Pools and spas are not covered under a standard home inspection — and that gap can be costly. Pool equipment repairs and replacements are expensive, and issues with electrical systems or structural integrity can be dangerous. In the Tampa Bay area, where pools are common even in starter homes, many buyers assume the general inspection covers everything. It doesn’t. Scheduling a dedicated pool and spa inspection alongside your home inspection gives you a complete picture of the property and the leverage you need to negotiate repairs or credits before closing.
