4-Point & Wind Mitigation Inspections
If you own or are purchasing a home in Florida, there’s a strong chance your insurance company will require one or both of these inspections. They are not the same as a general home inspection — each serves a specific purpose related to your homeowner’s insurance. 4-Point Inspections
What Is a 4-Point Inspection?
A 4-Point inspection is a focused evaluation of the four major systems in a home that insurance companies most care about. It is not a comprehensive home inspection — it is specifically designed to give your insurance carrier confidence in the condition and insurability of an older property. Insurance companies typically require a 4-Point inspection for homes 20 years old or older, though some carriers are now requesting them for homes as new as 15–19 years old.
The four systems evaluated are:
Roof
Age, condition, material, and estimated remaining life of the roof covering and structure.
Electrical
Type of wiring, panel brand and condition, and identification of any known hazardous panels or outdated systems such as aluminum wiring or Federal Pacific/Zinsco panels.
Plumbing
Type of supply and drain lines, water heater age and condition, and any visible leaks or concerns.
HVAC
Age, condition, and operational status of heating and cooling equipment.
Can You Fail a 4-Point Inspection?
Unlike a general home inspection, a 4-Point inspection can effectively be pass or fail from your insurance company’s perspective. Issues such as a roof beyond its useful life, known hazardous wiring, certain panel brands, or the absence of central air conditioning can result in your coverage being denied or a policy being non-renewed. If problems are identified, they can often be negotiated with the seller as part of the purchase contract — or addressed within a grace period provided by your insurer. How Long Does 4-Point Inspection Take To Complete?
A 4-Point inspection typically takes 35–45 minutes on-site. It can be performed on its own or conveniently bundled with your general home inspection or Wind Mitigation inspection in a single visit.

What Is a Wind Mitigation Inspection?
A Wind Mitigation inspection evaluates your home’s ability to withstand hurricane-force winds. Florida law requires insurance companies to offer premium discounts to homeowners whose properties have specific wind-resistant features — and a Wind Mitigation report is how you prove those features exist and qualify for those savings.
What Do Inspectors Look For?

The presence and rating of storm shutters, impact-resistant windows, and reinforced garage doors.
Year Built
Homes built to more recent Florida building codes often have inherently stronger wind-resistant construction.
