Is the same true for the 4-point inspection, though? In Florida, 4-Point inspections are typically required, especially for insurance in flood zones.

With the severe weather we see here in Florida, 4-point Tampa home inspections can be considered pass/fail; if your home doesn’t meet the requirements or standards, you will not be approved until repairs have been made. Some of the areas that may not pass on the Tampa home inspection’s 4 points are the roof that is over a certain age, old faulty wiring, electrical panels that are known to be fire hazards, and homes without central air. These types of issues can be extremely expensive to repair and are usually red flags when it comes time to get home insurance.

So, your home doesn’t pass the 4-point inspection, what do you do? First, you will want to take your inspection report to your real estate agent and try and work some of the repairs into the contract. Things like a new roof or electrical panel are very common requests and can save you thousands of dollars. Depending on the response from the seller, you may need to get estimates on having these repairs done yourself. If your seller won’t fix the issues, consult your home inspector and homeowners insurance company to see if there is a grace period. This means the company would give you a set amount of time to make all necessary repairs before you are considered a risk and lose your homeowners insurance. Some companies will allow anywhere between 30-60 days for repairs before pulling your coverage, so work with your insurance company to find out how much time you have.

A 4-point inspection is great for checking the main areas of the house that frequently see the most need for repairs. That being said, if your home isn’t up to snuff, you may run the risk of losing your insurance or having a home that is considered uninsurable.
