Scenario: you find your dream home but the Tampa home inspection report comes back saying there many things, both minor and major, that will need repairs. What do you do? Keep in mind, most Tampa home inspectors will not indicate which items take precedence unless directly asked, and sometimes not even then. As a potential new homeowner, you need to determine which repairs are the most serious and time sensitive and make a plan.

Fire Hazards
Tampa home inspectors, friends, family, and anyone you talk to will tell you to repair any fire hazard situations immediately. The most common situation your report might turn up is the electrical panel. Certain panels have been found to be a fire hazard, and these are huge red flags for inspectors. The good news is, however, that this is often included into negotiations with the seller so you may not have to handle this one yourself.

Roof
The roof isn’t necessarily an immediate fix for all homes. This one depends on your inspectors view on how much life is left in your roof. If, however, the inspector feels the roof is in disrepair or notes and leaks or weak spots, we recommend immediate repair or replacement depending on the severity. If you put off the roof and do interior work instead, you could potentially lose everything inside if the roof starts leaking or collapses.

Mold
This is one repair that is quite important for the health of your family, though it seems like it could be put off. If your home has mold, you first need to address the causes of the mold. Do your bathrooms have ventilation fans? Is there a leak in the ceiling or window? Once the source has been found and treated, removing the mold is crucial for your health. Continually breathing in mold spores can make you sick and is completely avoidable if you just have it removed.

If your home inspection report turns up a wide variety of issues, it can be hard to know where to start or what to tackle first. Make a list of priorities after reading your report and start getting quotes for repairs. Consider requesting some repairs be completed by the seller to ease the financial burden and allow you to get more completed. Prioritize your needs and your house will be ready in no time.
